Eagle County surpasses $2 billion year-to-date in real estate sales!

Total dollar volume for Eagle County has surpassed the $2 billion mark for the fourth consecutive year, with four months still remaining. Total dollar volume is up from August of last year with $313,687,200 in sales and is 20% above 2006 year-to-date total. Transactions are stable with 285, down just 5% through the first 8 months of the year.
August again saw intense activity in the high-end market with 7 sales over $5 million. The most expensive transaction was a property on Forest Place in Vail selling for $13,800,000. Beaver Creek was the area with the highest dollar volume at $68,510,900 and had the second highest number of transactions with 37. Eagle had the highest number of transactions with 46.
The high-end market continues to be the driving force in Eagle County. There have been 62 homes that have sold for over $4 million and there are 172 properties currently listed in the MLS at over $4 million.
There were two large land transactions that sold in August; one for $7 million in Strawberry Park, and the other for $5.8 million in Bachelor Gulch. These two transactions accounted for the high average sales price of $827,877 for vacant land.
August Highlights:
* The average price for a single family home was $1,376,500. * The average price for vacant land was $827,877. * Bachelor Gulch had the highest average sales price at $3,683,333 over 3 transactions.
