SINGLETREE AND EDWARDS
Singletree is perhaps the best example of the incredible geographic diversity available to Vail Valley home buyers. This beautiful, sloping dry land features an abundance of sunshine and a sagebrush environment that has inspired much of the southwestern architecture found here. Many longtime Vail residents as well as second homeowners have made the move down valley to Singletree, citing the warmer weather, fantastic views and glorious sunsets -- not to mention the larger home sites. Singletree overlooks the homes of Arrowhead, Edwards, Homestead and into Beaver Creek and Bachelor Gulch and with some homes even looking into the Game Creek Bowl in Vail, Colorado.

Just west of Vail on I-70, the once-rural development of Singletree has now come into its own. Real estate here consisted of a just a few trees, which is why it became known as Singletree.  The mail for Singletree will read a PO Box in Edwards CO.  Edwards is the shopping hub for Homestead, Cordillera, and Arrowhead as well as Singletree. Edwards' homes are in an unincorporated town, which only recently got traffic lights.  A nice addition to the commercial centers and social scene is the planned Eagle River Preserve.  72 acres of Vail Valley heartland which will become public open space, owned by Eagle County, for hiking, biking, fishing, wildlife viewing and other dispersed low-impact recreation.  The parcel will also represent the first significant stretch of public open space between Vail and Edwards.
Along with great shopping, there are top-notch restaurants, a movie theater, a grocery store, and a variety of commercial activity. There are new playing fields including one with artificial turf, a new $1 million dollar skate park, and Colorado Community College.  It is a far cry from the “boondocks” of 1979 when the first residents moved into Singletree.  Now when you talk about Singletree real estate, there are homes up into the $3 million dollar range and a whole lot more trees.

Residents of this lower part of Vail Valley real estate make great use of the longer summers and milder winters.  With plenty of sunshine to go around, many of the residents of Singletree live and golf the 18-hole Sonnenalp Golf Course.  The Sonnenalp Golf Club offers swimming, tennis, dining indoors and outdoors with views of the New York Mountain range.
 
This south-facing slope is one of the reasons people come to live in Singletree and what has driven up the prices of real estate.  Facing south means warmer winters with less snow.  Though people like to play in the snow, they don’t necessarily like to live in it full time.

This area is now considered by some to be the heart of the valley, having grown to a population 43 percent larger than the big ski resort.  Since its birth with the official name of Berry Creek Ranch, Singletree has certainly blossomed from the times when the only signs of civilization were the Gashouse, an iconic log-cabin restaurant still in operation that has fed travelers since the 1930s, and a gas station.  Commercial growth, the climate, make it ideal for locals, second-homeowners, singles, young families, and retirees.

Lake Creek, one of the most sought after places to live in Eagle County, is located just a short distance from Edwards and everything you need. An alpine valley with thick Forests and views of the snowcapped Sawatch Ranch, just a short distance away from everything you need. The views are an incredible backdrop to two gated communities and a select number of private home sites.
